Lake Norman Real Estate: Blue Stone Harbor/Captains Point in Cornelius, NC

Blue Stone Harbor/Captains Point - Two beautiful communities on Lake Norman in Cornelius, NC





Blue Stone Harbor and Captains Point are strategically placed less than a mile off of I-77 at exit 28 on Knox Rd. This community is close to all that Cornelius has to offer including shopping and fine dining within a stones throw away.

Blue Stone Harbor is an established community with homes ranging from the $300's up to the $700's for waterfront location. The community also has a community boat launch and boatslips available. As far as location and price, this may be one of the best of both worlds around Lake Norman.

Captains Point is connected to Blue Stone Harbor and offers the same ammenities. It is a slightly upscale version of Blue Stone Harbor extending out into lake norman with home prices ranging from $300K - $1M+. Captains Point currently has a few lots available starting out in the upper 200's.

The Torrence Chapel road area is in a great location sqeezed between ever popular West Catawba Ave and I-77 in Cornelius, NC.

These Torrence Chapel Road communities are in prime location on the lake and offer established neighborhoods where you can still find an affordable home on the small penninsula on the lake. Home prices in this area range from the low $200's to well over $1M. Location, Location, Location!

Bahia Bay - Cornelius, NC




Bahia Bay lies on the western side of Torrence Chapel Rd. Prices in Bahia Bay run from the lower $200's to $.6M at the time this was written. This community offers community boat access.

Crown Harbor - Cornelius, NC




Crown Harbor is a beautiful waterfront community located on the eastern side of Torrence Chapel Road. It offers a diverse price in homes ranging anywhere from the $200's to well over $1M.

Harrogate at the Lake - Cornelius, NC




Harrogate is one of the more affordable communities in that area with most homes in the $200K range. There are many lots available in this community in the $50K range.

Heron Harbor is a nicely placed community that runs right along an inlet on lake norman and creates "Heron Harbor". The community boasts community boat access and prices of homes run from $400K to well over $1M.

Torrence Chapel Estates is a middle class neighborhood on the western side of the peninsula. Home prices in this community run mostly in the $200's.

- Seller must identify replacement property within 45 days
- 180 days given to close on new property
- Title company facilitates the exchange

- Loan amount is on project improved value with 10% down
- Buyers can have 4 loans on properties at the same time

Using FHA loan to purchase a HUD property
- Must be insurable - meets FHA minimum property standards with no repairs (MPS)
- Must be insurable with conditions (IC) - conditions must be satisfied

Lake Norman Investors - Places to start


You always see all the house flipping shows on the television and sometimes you see people make large profits, and sometimes you see people having to move into their flip or take a loss. House flipping isn't for the faint of heart and isn't for everyone. Many people make the mistake of getting in over their heads. There are many things you need to look at before you get into Real Estate Investing.

- Are you comfortable being a landlord?
- Can you handle late rents from tenants?
- Can you make small repairs or afford to maintain the property?
- Is there a current demand for rentals in your market?
- Do you have the necessary funds?

It is always recommended that Investors visit a loan officer before searching from properties and to have an ASHI Inspector inspect the house prior to purchase when possible.

Minutes outside of Davidson, Anniston offers many different customizable model types in this middle/upperclass neighborhood. Just miles from downtown Davidson, minutes from beautiful Lake Norman, Anniston gives you all the warm and comfort of living near the lake. You won't find any small houses in this community as the community minimum is 4,500 sq ft of heated living space. Currently the first section is available which consists of 28 lots ranging from $289K - $327K per lot. Every house in this upscale community will be well over $1M. Currently the community is advertising the Completion dates for spring 2009. No homes are currently under construction apts. must be scheduled.


Near the entrance of the community "The Gathering Barn" will be built. The gathering barn was inspired by family barn which served this farmland for many years. It will be available to residence of the community for family gatherings, community events, receptions, concerts, and relaxing.

Westmoreland is a single family community in a prime location 2 miles west on Catawaba Ave off of exit 28. Single Family Homes are currently starting in the mid 220's and range from 1500-2850 sq ft. David Weekly homes also offers 2 different sized homesites. The community boasts a clubhouse, pool, and tot-lot. Westmoreland is located directly beside Harborside Commons, a Ryan Homes Community.


Also within a short walk is Midtown Sundries, personally one of my favorite places to dine on the lake. 2 different public boat launches are located within a few miles of this community, Blythe Landing and Ramsey Creek Park.

Downtown Davidson is within walking distance and offers dining, shopping and Davidson University is 1/2 mile away. Roosevelt Wilson Park is also a short walk from this community. Lake Norman Real Estate: Huntersville - Gilead Ridge a Ryan Homes Community

Gilead Ridge - A Ryan Homes Community located in Huntersville near Lake Norman


Having worked for Ryan Homes as a Project Manager for 3 years in the DC and Charlotte Markets, I figured Gilead Ridge where I built about 25 houses last year, would be a good place to start. Gilead Ridge is located 3 miles west of I-77 off of exit 23 in Huntersville, NC on the southern end of Lake Norman and within 15-20 minutes of Charlotte. Ryan Homes is one of the largest production homebuilders in the Charlotte, NC market. Gilead Ridge offers a clubhouse, rec fields, pool, small waterpark, and is just a few miles from Blythe Landing (Public Boat Access). Gilead Ridge is a mixed townhomes/single family Community.



The Gilead Townhomes offer up to 2200 sq ft and offer 2 car detached garages currently starting in the high $160's. Currently there are 2 rows of about 10 townhomes under construction. There is a townhome model on site.

The Gilead Ridge Single Family Homes consist of the Charleston Collection which are currently starting in the low $180's. The Gilead Ridge Traditional Collection features larger homesites and some larger house types with up to 5 bedrooms and are currently starting in the mid $210's.

Lake Norman Real Estate: Do I really need an Agent to buy a home?


Why I need an Agent to purchase a home



I've been asked this question many times and here are the few answers of why you need a Real Estate Agent that is familiar with the area and process to help assist you with the largest purchase you'll make.

1) Experience

You don't have to know everything there is to know about buying real estate as long as you hire the right person. Most Agents specialize in a certain part of town or in a certain type of real estate. For example, some agents work with first time homebuyers, or the condo market or luxury homebuyers, etc. You get my drift. Pick a Agent that knows the market and earns their living working with clients in real estate. You will find that your Realtor may not know everything, but they will know where to find out any information you need.

2) Neighborhood Expert

Agents have access to all kinds of information about neighborhoods. Not only can we find comparable sales in the area to insure you are not paying too much for the home, we can usually find out what kind of upgrades those homes had and if any contracts fell through during the process. I talk to fellow Agents all the time about market trends and houses currently on the market. We can also guide you to other sources to find out crime statistics, demographics or information on schools.

3) Price Guidance and Market Conditions

Contrary to popular belief, we do not provide the suggested selling price or tell buyers what to offer. Having said that, we do have a vested interest in seeing that the house sells. We can do a market analysis and determine how long homes in the area have been on the market, what the ratios of list-to-sold prices have been or even the price per square foot if needed. All of this information will have a big impact on what you as a buyer ultimately decide to do.

4) Networking

Agents tend to have a large network of professionals they can refer that will assist you with obtaining financing, home inspections, pest control, minor repairs, etc. Typically, these are professionals with whom the agent has a history and feels comfortable recommending.

5) Negotiating Skills

Unlike most buyers and sellers, Agents can remove themselves from the emotional aspects of the transaction. We use this skill every day in a variety of situations and it's our job to maintain the level head in the deal. In addition, we are bound to keep your information confidential which enhances your negotiating position.

6) Paperwork

Take a look at any folder being carried about by an Agent. It will be somewhere between 1 inch and 3 inches thick. This folder contains all the executed contracts, amendments, disclosure statements, exhibits, termite letters, inspection reports, instructions to closing attorneys and financing information for a single transaction. One omission could land you in court or allow the deal to fall through with no consequences to the offending party.

7) Post Closing Questions

No matter how smoothly a transaction is, there may still be questions that come up weeks or months after the closing. Any Agent worth their salt will be available after closing to point you in the right direction for getting your questions answered. We do it to maintain a relationship with a good client for referrals and future business and we do it because it's the right thing to do.

Well, there you have it. Seven reasons for selecting an Agent when buying a home. Just remember that real estate is what we do all day every day.

Lake Norman Real Estate: Tips for Selling your Home/Staging




Tips for Selling your Home



List of things you can do to have a good showing.

1. De-Clutter!
• Pack up those knickknacks.
• Clean off everything on the kitchen counters.
• Put essential items used daily in a small box that can be
stored in a closet when not in use.
• Clean and organize closets, cupboards, and storage areas.
2. De-Personalize.
Pack up those personal photographs and family heirlooms. You want
buyers to imagine their own photos on the walls, and they can’t do that
if yours are there! You want buyers to say, “I can see myself living here.”
3. Rearrange/ Remove Furniture.
Almost every home shows better with less furniture. Leave just enough
furniture in each room to showcase the room’s purpose and plenty of
room to move around.
4. Make Minor Repairs.
• Replace cracked floor or counter tiles.
• Patch holes in walls.
• Fix leaky faucets.
• Fix doors that don’t close properly and kitchen drawers that jam.
• Consider painting your walls neutral colors.
5. Make the House Sparkle!
• Wash windows inside and out.
• Clean out cobwebs.
• Clean out the refrigerator.
• Dust furniture, ceiling fan blades, and light fixtures.
• Clean and air out any musty smelling areas. Odors are a no-no.
6. Scrutinize.
• Go outside and open your front door. Stand there. Do you want
to go inside? Does the house welcome you?
• Linger in the doorway of every single room and imagine how
your house will look to a buyer.
7. Check Curb Appeal.
• Mow the lawn.
• Paint faded window trim.
• Plant yellow flowers or group flower pots together. Yellow evokes
a buying emotion. Marigolds are inexpensive.
• Trim your bushes.
8. Stage Your Home.
• Leave all the lights on.
• Empty trash cans.
• Open blinds and curtains.
• Use air fresheners.
• Bake cookies.

Lake Norman Real Estate: About the Author and Real Living


About the Author


My name is Jeremy Adair. I grew up in a rural area in south central Pennsylvania near the city of Carlisle, PA. I would consider myself a small town country boy considering the county I grew up in (Perry) still to this day does not have a traffic light. Through high school (West Perry HS) I played Football, Basketball, and Track where I picked up 8 varsity letters. Of course growing up an hour and a half from Penn State University, I lived it and breathed it, and eventually ended up going there for further education. I graduated from Penn State University Park, State College PA in 2002. After growing up in the country I made my way to Mechanicsburg, PA for a short period of time and then to Washington DC area where I spent 4 great years. While in DC and Charlotte I worked for Ryan Homes as a Project Manager in charge of 5 different Residential Projects with homes ranging from $250K to $700K. I moved to Cornelius, NC early in 2007. I worked at a Community called Gilead Ridge in Huntersville, NC before getting my NC Brokers License and NC General Contractors License and starting with a Company called Real Living located in Davidson, NC.

My main focus for my cleints is to provide them with excellent service and provide them all the information which will help them make the right decisions. I've seen too many times where people are represented, or not represented, and are mis-informed or do not make their decisions based on a professional viewpoint. When I work for my clients, I want them to make confident decisions based on the facts.

Every post on a community that I submit is from communities that I have been to. All the pictures you see are from my camera. My hypothesis is that if I truly understand what the community has to offer, I can better serve my cleints. Thank you and talk to you soon!

Sherrills Ford remains the most undeveloped area around Lake Norman, but is slated for huge growth in the next few years. North View Harbor is the anchor Waterfront Community developed by Cresent Communities, THE premier waterfront developer. The Summit at Lake Norman also offers waterfront living with lots available lots starting at $59,500.


If you like peace and quiet, Sherrills Ford may just be the place for you. Although it is a good 45 min. drive to downtown Charlotte, many are realizing the opportunity to build their dream home in the beautiful small town area. Interesting attractions in the area include the Terrell Country Store at Highway 150 and Sherrills Ford Road. This 1891 country store is filled with old-fashioned candy, homemade butter, hand-dipped ice cream and locally-made gifts.

New Fire Station in Catawba County


Other news in Sherrills Ford from the Charlotte Observer:

The Sherrills Ford Volunteer Fire Department plans to build a new fire station in the area of Catawba County it will begin serving this summer.

Sherrills Ford Fire Chief Keith Bost said his department wants to build a $600,000 station on 2.53 acres off Catawba Burris Road in Sherrills Ford.

The move follows a dispute between the Denver Volunteer Fire Department and Catawba County officials after the county announced plans to transfer Denver's fire coverage in two areas to the Sherrills Ford department.

County officials said the change would increase response times and lower the homeowner insurance ratings for residents in those areas.

To continue services in the remaining portion of Catawba County it covers, the Denver department asked the county to levy the same fire tax rate pitched for Lincoln County. The county declined the proposal, and Denver Fire Chief James Flynn said the department would stop service to Catawba County on June 30. Lena Warmack

So how do all the real estate agents in the charlotte area narrow down the real estate search? Take a look at the map above. Although the MLS will narrow down the search to pinpoint what we're looking for, this map will give us/our clients a good place to start to plan on where they want to settle down.

Area 1-9, 42, and 99 (Uptown) are in Mecklenburg County. Of course our hotspot, the Lake Norman area has it's own map down below to make narrowing it down an easier task.

Lake Norman Real Estate Map - Area 13





Our Real Living Office in Davidson is in area 13-3 close to the Iredell border. You can also see that Lake Norman as a very large area which is located in 4 different counties (Mecklenburg, Iredell, Lincoln, and Catawba). Areas 13-1 (Troutman area) and 13-5 (Sherrills Ford area) on the northern end of the lake are the most rural and tend to offer the more affordable housing. Area 13-2 (Mooresville area) is "Nascar City USA" and the home of Dale Earnhardt. Area 13-3 (Cornelius/Huntersville areas) tend to be the most "built up areas" and are the closest to downtown Charlotte. Every area on the lake has much to offer and home prices are in large variety.
